How much does property management in Málaga cost?
Our standard management fee is 25% of the gross per reservation (Comfort plan). Cleaning is paid by guests. There is a one-time setup fee from €250 depending on the work needed (deep clean, photography, kit). No lock-in contract.
Do you handle the Andalusian tourist licence (VFT) and tax registration?
Yes. We guide you through the Junta de Andalucía VFT registration and connect you with a trusted gestor for IRNR / Modelo 210 tax filings and the IAE if needed. You stay the legal owner; we keep operations compliant.
What kind of monthly report do owners receive?
A full PDF every month: occupancy, ADR, RevPAR, channel split (Airbnb, Booking, direct), cleaning revenue, owner payout, maintenance log, and a forecast for the next 60 days. A sample is on this page.
Can I still use my own apartment during the year?
Absolutely. Block any dates in your owner calendar — just give us a heads-up so cleaning, linens and the welcome are arranged. No blackout limits, no penalty.
Which areas of Málaga and the Costa del Sol do you cover?
Málaga city (Centro Histórico, Soho, La Malagueta, El Palo, Cruz de Humilladero, Teatinos) and select Costa del Sol locations on request. We focus where we can deliver hotel-level operations on the ground.
How quickly can you take my apartment live?
Usually 7–14 days from contract signature: licence check, professional photography, listing creation across Airbnb / Booking / direct, smart-lock install, and team onboarding.
What occupancy and revenue can I realistically expect?
It depends on bedrooms, location and season, but well-managed boutique apartments in central Málaga typically run 70–85% occupancy with strong ADR in shoulder season. We send a personalised projection within 48h of your enquiry.
Who handles maintenance and emergencies?
Our in-house team triages everything 24/7. Routine work (cleaning supplies, light bulbs, small repairs) is included; larger repairs are quoted and approved by you before we proceed.
